Property description
The Property
This beautifully presented property has been recently built by the present owner to offer a stunning, four bedroom detached home with garage, parking and private enclosed gardens. The property boasts a family bathroom, two en-suites and a downstairs w/c as well as a large living room and spacious kitchen/dining area. The property itself is located within Chardstock, a very popular village between Chard and Axminster, which offers a primary school, cricket club, pub, local shop and village hall.
Approaching the front of the property, a small set of steps lead to a pathway up to the front door, which opens into the hallway, providing access to the kitchen/dining room and living room as well as a downstairs cloakroom w/c and under stairs storage. The kitchen/dining room offers a modern range of wall and base units with work surfaces over and a selection of integrated and freestanding appliance space. There is a side door opening to patio garden space as well as duel aspect windows to the front and rear. The dining area offers a similar size space with feature fireplace and French doors to the rear garden.
Rising upstairs, the landing provides access to two large double bedrooms, one with an en-suite, the other with secondary door opening an inner hall with access to the bathroom and bedroom, giving an option of a family bathroom, or en-suite space as preferred by any purchaser. Rising again to the upper floor from the landing, there are two further bedrooms, one offering an en-suite shower room, the other a large double bedroom, both with views to the rear aspect.
Outside
Externally, the property offers a spacious garden to the rear and side. The garden directly from the back of the house offers lawn sections, and sitting areas with paved pathways joining up to the rear gate and garage space. There is also a single parking space in front of the garage. The garden also sweeps round the side of the house, giving a large private lawn area with flower beds surrounding. The garden is fully enclosed with a fenced surround, making it a fantastic, private and enclosed space for families, pets and anyone looking for a peaceful position to relax outside.

An EPC is broadly like the labels provided with domestic appliances such as refrigerators and washing machines. Its purpose is to record how energy efficient a property is as a building. The certificate will provide a rating of the energy efficiency and carbon emissions of a building from A to G, where A is very efficient, and G is inefficient. The data required to allow the calculation of an EPC includes the age and construction of the building, its insulation and heating method. EPCs are produced using standard methods with standard assumptions about energy usage so that the energy efficiency of one building can easily be compared with another building of the same type. The Energy Performance of Buildings Directive (EPBD) requires that all buildings have an EPC when they are marketed for sale or for let, or when houses are newly built. EPCs are valid for 10 years, or until a newer EPC is prepared. During this period the EPC may be made available to buyers or new tenants.
By setting a proxy bid, the system will automatically bid on your behalf to maintain your position as the highest bidder, up to your proxy bid amount. If you are outbid, you will be notified via email so you can opt to increase your bid if you so choose.
If two of more users place identical bids, the bid that was placed first takes precedence, and this includes proxy bids.
Another bidder placed an automatic proxy bid greater or equal to the bid you have just placed. You will need to bid again to stand a chance of winning.
